What to Expect When You Hire a REALTOR

In this short episode Tia Moore breaks down the responsibilities of a Realtor when you hire them.   Most people have an uninformed idea of the responsibilities of their real estate agent and that's mostly because some agents may not take the time to explain.    Tia walks you through the process that NextView Home Professionals team follow in order to ensure they have some of the most informed clients in the market.  When you are interviewing real estate agents, be sure to contact Tia Moore at 480-281-3078 and if you're out of state, we are happy to provide you with a real estate referral.

On last episode we talked about choosing your real estate agent. We talked about finding down payment options, down payment assistance, We talked about choosing your loan officer. So because we told you how important it was to find a realtor, I want to make sure I spend some time with you and explain to you what you should expect from your realtor because that's going to be important. Cause if you don't know, you don't know what to expect, you might think great service is always a given or you might still think bad service is likely to continue as well. So let me help you understand that. And then what I'll explain to you is pretty much what our client's experiences have been. So that way you know you can compare. Alright, so your real estate agent should be honest and trustworthy. They should be obedient, meaning you know they're listening to your needs and they're taking your direction because ultimately you are the one that's making the decision to hire the real estate agent.

And if you're doing that, then they shouldn't be acting opposite of what you're asking them to do, right? So they should be loyal to you. So that means you know, if they're assisting you, they can't let that get in the way of anything they're doing. They can't put their needs in front of yours. They should make sure they're disclosing everything they know about a property or anything related to the market directly to you. If it's going to affect your purchase. They also should, they have a responsibility of keeping any information that you share with them confidential and they cannot act outside the lines of their licensing, right? So you don't want to work with somebody that tells you things that may not necessarily be true. So what we do with our clients, we get a new client. The first thing we do is we invite them into our office.

Um, the reason we invite you into our office is because we want to make sure that we walk through what you should expect when you purchase a home from start to finish. The market is always changing. Some of our real estate contracts change some of the things that are happening in the financial industry and requirements. Those things change. So we want to make sure that you have the most up to date information so that you feel confident by the time you walk into a house. And I'll give you an example. So let's say we sit down with you, we go with your consultation and we go through everything we walk you through what to expect from when you see a house, what you expect. Once you get a contract, what everything that's in the contract and you go and start looking at houses, you're going to feel a lot more confident in your decision making.

Whether you look at a house two weeks from the day we first meet or a month or a day, you're going to feel a lot more confident because you have as much information as possible. And that's what we like for our clients. We like for our clients to have significant education about the home buying process and we like for them to feel confident about the purchase for us. A bad purchase for you, the buyer is a bad purchase for us. The realtor, we want to make sure that you are happy in your home and you feel really confident in your decision both before you make the decision during the decisio

So pretty much during the contract, the escrow period, and then even after you've moved into the house, we want you to have a great experience. All right, so like I said, we, we invite you into our office and we have a meeting and we go through exactly that. We go through, you know, what you know, what type of home do you want, what is your lifestyle, um, so that we can make sure we have a very clear picture of the things you like and what's important to you. Because you may not even be looking at a house and we may have 10 that are, you know, that come to mind. And so we just want to make sure that we are representing you in the best way possible by having as much information about your home purchased as possible. Um, the other reason we invite you into our offices because there is minimal distraction. I know sometimes people meet at Starbucks. Um, that's definitely not our preferred place to meet because it's noisy, it's distracting and it's, and you know, sometimes the information you're sharing is very personal and confidential and you don't necessarily want an entire Starbucks listening to your information. Um, the other, the other option we do offer as being able to do a consultation online so we can always do a zoom call or a Google meeting call. Um, but ultimately come into our office because if we do that, we can also look at homes the same day just to get an idea of just to give you an idea of what to expect. And so you can see it in real time. But we talk about what your, what you expect from us, you know, what do you expect from me as your realtor, you know, what's important to you? How can I deliver the best possible service to you? And that is going to be the number one question we ask. Um, the second thing is what we would expect from you and our relationship because we want to make sure that you understand how we work so that we can make sure it's a good fit. Because if let's say it's not a good fit and then you've made the decision to work with us without going through a consultation and you're in the middle of it and you regret your decision, we don't want that. The good news is we have not had that experience where there are, there have been some people that have had expectations from us that we have chosen not to work with them. However we left on great terms because we understand what we deliver and what level of service we give and we want to make sure that we do that and everybody else has a great experience in doing that. And if for some reason you know what you want versus what we want doesn't align, we don't want you to feel stuck and we don't want to feel stuck. We also walk through what to expect during the process of purchasing a home. So we'll explain to you what happens when we go and look at properties. We'll set up an app. We have an app that's exclusive to our clients so that you can be the first person to receive information on any new listings that come on the market. And then we also have a list of properties that are off market that we can also share with you as well. So we give you access to our app, we give you a market update so the should know and understand what's happening in the market. A lot of times on the news we'll get these real estate market updates, but they're not specific to our area. So we like to go over that. And if you had an interest in a particular neighborhood, that's the other thing that can get really tricky because every area also has its own market. Believe that or not they do. Some neighborhoods are in higher demand than others. Um, some home sell take longer to sell in some areas and they do another's. So that's something that we spend a lot of time going over with you so that you have an idea of what to expect. Um, the other thing that we like to go over with you is what's the most important to you? We discussed the areas, we set up a, we set up a search for you so that you are notified immediately. Maybe you're, you know, you don't, you're not going to have the app or your phone in your hand 24 hours a day, but if something that meets your criteria and it's available, we send that to you right away. So that's, those are some of the things that we go over. The consultation takes about an hour longer. If you have more questions, shorter, if you have less questions. Um, but we'd like to do that and we also like to go over the purchase contracts so you know exactly what's in there. The one of the reasons we can do that is because once you find the house you like, your adrenaline is running and you're like, Oh my gosh, we want to make an offer. We don't want you to forget everything that is going to come because you're so excited and we don't want you to overlook anything. So again, remember what I said before, knowing and understanding that your purchase is the most important thing to us and we want to make sure that it's a good experience throughout the process and after you've moved into the house. So your successful sale is our number one priority because we want you to love your house that you're in. We don't want you to move in and say, Oh man, had we known this, we would have done that. How we known this, we would have done that. We want to help you eliminate as many of those what if situations as possible, the things that we love to spend the most time on our inspections going through that whole process because you know a home inspection and soup, it's extremely important, but you really need to understand your timelines and what's expected and maybe you have certain contingencies you need to have in a contract. It's always better to discuss it before you're in a situation than right when you're in the middle, when you have so much excitement that you may forget. Now, the nice thing about my team is we're all professionals. We sell real estate every single day, so we will ask you those questions, but this is why we like to do this. You know, go through the consultation process upfront so that we don't miss those things and you don't miss them and you feel informed and confident in your decision. Right? Like I said, we will go through all the information. We'll go through your consultation, you'll see a copy of the contract, we'll go over timelines, we'll go over contingencies, we'll go over your loan pre-qualification. If you don't have a loan prequalification before we meet, then we would recommend to you a loan officer that can help you get a loan prequalification so that you know how much home you will qualify for. The last thing you want to do is be out looking for$400,000 properties, but maybe you can only get a loan for 300,000 so we want to make sure you have that information because we don't want you to waste your time. So like I said, we give you access to our exclusive app, we go over the purchase contract, we go over the timelines that are built within the contract, we set up your home search so that you get the first priority on any property that comes on the market. All those things are important. And the reason that is important is because if you're in a hurry and you have a short timeframe, the last thing you want to do is be getting information two to three days later. And if it's an absolutely popular home, that one or two day difference can make a big difference on whether you get your contract accepted or not. So that's going to be super important to us. So are in super important to you. So I hope you guys learned a lot from that in regards to what to expect when you come into the office with us and meet with us.
